The Spieker Company completed a 26,000 square foot comprehensive interior renovation for Welltower Inc. in Toledo Ohio. This project consisted of a hybrid design/assist delivery method. The Spieker Company was brought on board to this project as the Project Manager and Single Prime Contractor. During the design phase of this project, Spieker Company staff worked closely with the Welltower Team and the design professional to ensure the design intent fit within the project’s budget and schedule. Beyond the project budgeting, we heavily coordinated the project logistics such as furniture design, move management procedures, and end user adaptability to the new space. Upon design completion the Spieker Company issued a competitive bid solicitation to ensure best pricing for the owner.
This project consists of an auditorium infill to accommodate an open office environment as well as 75+ private offices, huddle rooms, and focus rooms. The renovation occupancy allows occupancy to increase from 85 staff to over 175. With this, a complete restroom expansion is required for the new occupancy load. The current facility is equipped with high quality demountable wall systems that were reworded to accommodate the new facility design. This adaptive reuse of the modular walls maintains the high end aesthetic that the owner desired along with providing substantial cost savings for the owner.
The Spieker Company was brought into this project as a consultant & builder to ensure that all the project goals and objectives were met from the design phase all the way through the certificate of occupancy.
